11th month Inspector

11th Month Warranty Inspection:

During the 11th month inspection, a qualified inspector or contractor will thoroughly examine various components of the property, including both the interior and exterior areas. The primary objective is to detect any structural, electrical, plumbing, or mechanical problems that may have developed over time, as well as to address any cosmetic or functional concerns that may be covered under warranty.

The inspection typically covers the following areas:

  1. Structural Integrity: The inspector will assess the overall structural integrity of the building, including the foundation, walls, roof, and other load-bearing elements. Any signs of settlement, cracks, or deterioration will be carefully examined.

  2. Electrical Systems: The electrical systems, including wiring, outlets, switches, and circuit breakers, will be checked for proper functioning and compliance with safety standards. Any potential hazards or malfunctions will be identified.

  3. Plumbing Systems: The plumbing system will be inspected for leaks, water pressure issues, drainage problems, and proper functioning of fixtures such as sinks, toilets, showers, and faucets.

  4. HVAC Systems: The heating, ventilation, and air conditioning (HVAC) systems will be evaluated to ensure they are operating efficiently and providing adequate climate control. Air filters, ductwork, thermostats, and other components will be inspected.

  5. Exterior Components: The exterior elements of the property, including the roof, siding, windows, doors, gutters, and landscaping, will be examined for damage, weathering, or any other issues that may require attention.

  6. Interior Components: The inspection will cover various interior elements such as walls, ceilings, floors, stairs, railings, cabinets, and appliances. Any defects, cosmetic issues, or malfunctions will be noted.

The primary goal is to identify any potential issues or deficiencies before they are concealed by the finished walls.

  1. Structural Integrity: We will inspect the framing, beams, columns, and other structural elements for proper installation and adherence to engineering plans. This includes assessing load-bearing walls, foundations, and overall stability.

  2. Electrical Systems: Our inspection will cover the electrical wiring, outlets, switches, and fixtures. We will check for proper installation, grounding, code compliance, and identify any potential safety hazards.

  3. Plumbing Systems: We will evaluate the plumbing system, including pipes, drains, vents, and fixtures, to ensure proper installation, functionality, and compliance with plumbing codes and standards.

  4. HVAC Systems: Our inspection will focus on the heating, ventilation, and air conditioning systems, including ductwork, equipment, and proper installation. We will verify that the system is sized correctly and meets energy efficiency requirements.

By conducting a pre-drywall inspection, potential issues or deficiencies can be identified and corrected at an early stage, avoiding costly rework or repairs after the completion of the construction. A detailed report will be provided, outlining the findings, recommendations, and any necessary corrections to be made before proceeding with the installation of drywall.

Four Point Inspector

4-Point Inspection:

During the four point inspection, our qualified inspector will thoroughly examine each of these four areas to identify any potential issues, deficiencies, or safety hazards. The inspection focuses on the condition, functionality, and compliance of these essential systems.

  1. Roof: We will assess the roof's age, condition, and any signs of damage, leaks, or deterioration. This includes evaluating the materials, flashing, gutters, and overall structural integrity.

  2. Electrical System: Our inspection will cover the electrical panel, wiring, outlets, switches, and grounding. We will check for outdated components, code compliance, and potential fire hazards.

  3. Plumbing System: We will evaluate the plumbing system for leaks, pipe condition, water pressure, drainage, and functionality of fixtures such as sinks, toilets, showers, and faucets.

  4. HVAC System: The heating, ventilation, and air conditioning systems will be inspected to ensure proper operation, efficiency, and compliance with safety standards. This includes assessing the condition of the equipment, ductwork, and air filters.

After the four point inspection, a comprehensive report will be provided, outlining the findings and any recommended repairs or upgrades. This report can be submitted to insurance companies to help determine coverage eligibility and premiums.
